New Construction in Palm Beach Gardens

Buy with a builder’s eye

Before you sign with a builder, bring someone who has been on the other side.

Yannick Couillard worked in residential construction as a superintendent with Lennar, GL Homes and Kolter Homes, building and managing hundreds of single-family homes. He knows what gets inspected, what gets rushed and which questions a sales center hopes you won’t ask.

Register early. Bring Yannick with you on your first visit to a sales center. Builder sales representatives work for the builder, and in many cases buyers who visit alone before engaging an agent can lose the chance to have representation on that purchase. Confirm the builder’s registration policy before your first visit.

Four inspections that protect your investment

Most problems are cheap to fix early and expensive to find after closing.

1

Foundation / pre-pour

Slab, rebar, plumbing rough-in locations and elevations before concrete goes down. Mistakes here are permanent.

2

Framing

Structure, hurricane straps and connectors, window and door openings, and whether the build matches the plans you signed.

3

Pre-drywall

The last time you can see inside the walls: electrical, plumbing, HVAC ducts, insulation and fireblocking.

4

Final / pre-closing walk

Finishes, operation of every system, drainage and grading, and a written punch list with deadlines before you close.

What to confirm before you sign the contract

General guidance, not legal advice. Have a Florida real estate attorney review any builder contract.
